Every one of those constraints is solvable, and the rents justify solving them, but this is the one area on this list where the feasibility study earns its keep before a single line is drawn.

Expect caissons or stepped foundations on real slopes and a 15 to 30 percent premium over a flat-lot build. Depending on slope and soil, the answer may be a stepped foundation, caissons with grade beams, or a retaining structure that has to be engineered and permitted in its own right. Most Silver Lake and Echo Park parcels follow the hillside ADU route, and limited street access usually rules out a craned prefab ADU. Where there is an existing garage at street level, an ADU above the garage can avoid the slope entirely.
