Common questions
How many ADUs can I add to my apartment building?
Converted units equal to 25 percent of your existing unit count, minimum one, inside non-habitable space, plus up to two detached ADUs on the lot. An eight-unit building can add two converted plus two detached, reaching twelve units.
Do converted garage ADUs trigger parking replacement?
No. State law removes any replacement parking requirement when garages or carports convert to ADUs, on multifamily exactly as on single-family.
Are new multifamily ADUs rent stabilized?
It depends on the parcel and construction dates, and LA's RSO has specific carve-outs for new construction. This is a question for a landlord-tenant attorney before you underwrite, and we say so rather than guessing.
Can I do this with tenants in place?
Usually yes, because the work happens in garages and storage areas rather than occupied units. We phase noise, utility shutoffs and access with proper notice, and we have never needed a building emptied for an ADU conversion.
Does removing tuck-under parking weaken the building?
It can, which is why the structural review comes first. Tuck-under bays are often part of a soft-story condition, and the conversion design either preserves or improves the lateral system, sometimes qualifying for retrofit incentives at the same time.
