Two-story / Los Angeles County

Two-Story ADU Builders in Los Angeles (2 Story ADU)

A 2 story ADU in Los Angeles exists for one reason: the footprint does not fit but the floor area is still wanted. On a narrow Los Angeles lot, a 600 sq ft footprint carrying two stories delivers what

  • $450 to $650 per sq ft
  • LADBS permitted
  • Fixed price
  • 10-year structural warranty

The short answer

A two-story ADU puts up to 1,200 sq ft on half the footprint a single-story unit needs, which is why it is the answer on narrow Los Angeles lots. The trade is height review: 16 feet by right, more only where zoning allows it.

Typical 1,000 sq ft two-story unit: $450,000 to $650,000 all-in

A 2 story ADU in Los Angeles exists for one reason: the footprint does not fit but the floor area is still wanted. On a narrow Los Angeles lot, a 600 sq ft footprint carrying two stories delivers what a 1,100 sq ft single-story cannot, while leaving yard behind. The cost per square foot runs higher, the structure is heavier, and the height rules need checking parcel by parcel, so it is the right answer on some lots and the wrong one on most.

When two stories make sense

  • Narrow lots where four-foot setbacks leave under 24 feet of buildable width
  • Small rear yards you want to keep usable rather than fill with footprint
  • Lots where a view over the main house roof adds real rent
  • Owners who want a 2-bed 2-bath and simply cannot fit it on one level
  • Sites where the alternative is no ADU at all

The height rules in Los Angeles

  • 16 feet is permitted by right for a detached ADU statewide
  • 18 feet within half a mile of a major transit stop, plus 2 feet to match the main roof pitch
  • 25 feet or the zone height limit applies to an ADU attached to the main house
  • A true two-story detached unit usually needs the 18-foot-plus allowance or zone height
  • Hillside and HPOZ overlays can constrain height further; we check before design

What the second story adds in cost

  • Heavier foundation and shear design, engineered for the added load
  • A code stairway consumes 35 to 45 sq ft on each level
  • Second-story plumbing runs and a second bathroom group
  • Scaffolding, fall protection and slower framing labor
  • Net effect: roughly 15 to 25 percent more per square foot than single-story

Common questions

How tall can a two-story ADU be in Los Angeles?

16 feet by right, 18 feet within half a mile of major transit with 2 more feet allowed to match the main house roof pitch, and up to 25 feet or the zone limit when the ADU is attached to the primary dwelling. A genuine two-story detached unit is usually designed to the 18-foot-plus allowance.

Is a two-story ADU cheaper than a wide single-story?

No, it is typically 15 to 25 percent more per square foot. You build it because the lot cannot take the footprint, not to save money.

Can I put a roof deck on a two-story ADU?

Sometimes. A roof deck counts against height and triggers guardrail, access and privacy review. On hillside and HPOZ parcels it is often the first thing to be cut. We design it in from day one or not at all.

Does a two-story ADU need a different foundation?

Yes. The added load means larger footings, more shear wall and stricter anchoring, all engineered and calculated. This is priced from the soils report, which is why we run that report before quoting.

Will it block my neighbor's light or view?

Legally that is not grounds for denial, because ADU approval is ministerial. Practically, we design window placement and massing to keep the peace, since you live next to them afterward.

Related ADU types

Comparing options? A garage conversion is the cheapest path to a legal unit, a detached ADU earns the most, and the JADU stack can put both on one lot. Cost figures for every type are in the LA cost breakdown.
